Design & Pre-Construction

Our in-house design team translates your vision into floor plans, elevations, and material selections. Cabinet layouts, finish selections, fixture specifications, and mechanical routing within the unit envelope all get specified at this stage. Your fixed-price estimate covers every line of the remodel.

Association Approval Package

We prepare the architectural review submission package and submit it on your behalf. Building engineer coordination on plumbing and electrical work happens at this stage. Architectural review committee meetings get attended by our project manager. Most associations take 2 to 6 weeks for approval, depending on board meeting schedules

Permit, Engineering & Procurement

Once association approval is in hand, we pull every required permit through Lee County or Collier County and order long-lead items to your spec. Cabinets, tile, fixtures, and appliances factor into your schedule up front. Building elevator reservations and trash chute access scheduled with the building staff.

Construction & Weekly Updates

Day one is move-in protection of common areas, then demo and site protection inside the unit. Rough trades, drywall, tile, cabinetry, and finishes follow on schedule, all inside association-approved work hours. Your project manager sends a weekly progress update with photos so you always know exactly what is happening on site.

Final Walkthrough & 3-Year Warranty

We run a detailed punch list and final walkthrough before closing out the project, including a final association walkthrough where required. Your 3-year workmanship warranty activates at project completion. Any defect in labor or installation inside that window gets fixed on our dime.
