Tri-Town Construction plans around your property and circumstances, so you know when we need a decision from you and what happens next. Construction affects daily routines, decisions and access to the property as well as the finished home. The details vary by scope, property and agreement, but careful planning can make responsibilities and tradeoffs clearer before work begins.
Before construction begins, you’ll have a clear picture of what’s planned and what happens next. Tri-Town coordinates the permits, engineering, product approvals, material orders, and schedule your project requires. We’ll also talk through the practical details with you: how our team will access the property, whether you’ll be living there during the work, which selections are still needed, and who can approve changes.
That planning gives everyone a shared starting point. If a concealed condition or outside delay changes the plan, we’ll explain what we’ve found and work through the next step with you.
Access and Occupancy Planning
Building on a vacant lot is different from remodeling the home you live in. If you’re staying in the house, we’ll discuss which areas may remain available, how work areas will be separated and when utilities or access could be disrupted. For a major remodel, there may be periods when living at home is impractical. We’ll talk about that before construction so you can plan accordingly.
Before work begins, we’ll confirm the access details for your property, including keys, gates, alarms, parking, pets and any building rules. We’ll also discuss deliveries, material storage and protection for parts of the home that are staying in place.
If you live elsewhere or use the home seasonally, we’ll plan for property access and remote decisions. You’ll know when a selection, meeting or walkthrough needs your attention, even if you aren’t in Southwest Florida at the time.
Occupancy note: Tri-Town does not promise that an owner can always remain in the home. Occupancy should be evaluated against safety, utilities, dust, noise, access and the actual sequence of work.
Selections and Decisions
Selections can affect pricing, lead times, installation requirements and the order of work. The project team should establish which decisions are needed, who makes them and when they are required.
Homeowners can help keep planning current by reviewing requested information promptly and raising questions before an item is ordered or installed. When an owner decision changes the current plans, specification or allowance, the effect should be documented through the applicable project process.
Communication During the Work
Tri-Town provides regular updates about progress, selections, changes and scheduling impacts. The exact cadence, participants and communication method should be agreed during planning because different owners and projects need different arrangements.
Questions worth resolving before construction include:
Who is the primary homeowner contact?
Who is authorized to approve selections and changes?
Which project manager or superintendent coordinates day-to-day questions?
How will urgent access or safety issues be communicated?
How will planned travel or periods without reliable communication be handled?
What Can Affect the Schedule
Schedule note: A project schedule is a coordinated plan, not a guarantee that outside conditions will remain unchanged. Permitting, required reviews, inspections, weather, material availability, trade sequencing, property conditions, owner decisions and approved changes can all affect timing.
When an impact is identified, Tri-Town’s role is to explain what changed, what work is affected and which decisions or next steps are available. A schedule update is most useful when it connects the reason for the change with the current project sequence.
Changes to the Work
A proposed change may come from an owner request, a design revision, a product substitution, a permitting requirement or a condition discovered during construction. The project agreement should explain how changes are described, priced and approved.
Before related work proceeds when required by the agreement, the parties should understand the scope difference and its expected cost or schedule effect. Informal conversations should not replace the written change process.
Quality Checks and Inspections
Tri-Town coordinates project oversight, trade work, relevant quality checks and required inspections. Municipal or engineering inspections address specific requirements and do not replace the contractor’s broader review of the work.
Items identified during construction should be tracked in the context of the current stage. Some work can only be reviewed before it is covered, while finish items are usually evaluated later.
Living Near or Away From the Work
If you remain near the property
Agree on safe access, work-area boundaries and how questions will be routed. Avoid giving field instructions directly to individual trade partners unless the project team has established that as the communication path.
If you live elsewhere or use the home seasonally
Confirm property access, local contacts, decision authority and how selections will be reviewed. Plan ahead for design meetings, samples, inspections and walkthroughs that benefit from your participation.
Out-of-town ownership does not remove the need for timely decisions. It makes the decision process and documentation more important.
Walkthrough, Punch List and Closeout
As the project nears completion, we’ll walk through the finished work with you and document any remaining punch-list items. Tri-Town will coordinate their completion and provide the closeout information relevant to your project, including available inspection records, maintenance guidance and warranty documents.
For new homes, Tri-Town’s three-year workmanship warranty begins when the certificate of occupancy is issued. Remodeling projects have their own warranty terms, which we’ll review with you at closeout. You’ll also know how to bring a question to our team after the project is complete.
